There were 288 home sales with an average of 32 days on the market and 1,168 active listings at the end of July. Sales increased by 8.3%, while active listings decreased by 10.8% compared to the previous year.

For those considering pre-construction, it’s helpful to know that builders typically qualify and enroll homes early—giving us a valuable window into upcoming construction plans.

    Still, the landscape isn’t without its challenges: residential real estate insolvencies remain higher than usual, reminding buyers to proceed carefully. One step I always recommend for clients purchasing new freehold homes is to enroll for deposit protection within 45 days to secure coverage up to $100,000, plus early warranty guidance. This safeguard can make a real difference.
